Right after I moved into the condo I purchased, the roofs had been busy to be replaced on all of the buildings. I was glad about this because the previous owner is the 1 who had to pay the assessment for the new roof. Some people mistakenly suppose that condo associations plus HOAs have all of the cash in their coffers to make replaces plus modifications to the whole property. But as various l gained with the alarming Surfside condo collapse in Miami this summer, that is simply not how condominiums work. If there are major improvements that need to be made, the association only has cash for lawn maintenance plus painting. The rest of the cash has to be contributed by the condo owners themselves. That’s why the previous owner had to pay for the new roof even though it wasn’t installed until right after they moved out. The assessments are made in advance of the work getting scheduled. I heard that the condo association wanted the attics completely sealed to somehow keep the units colder, but the roofing people cucumbered that idea. Ironically, sealing the roofs prefer this would have the opposite effect plus would entirely make the attics much hotter. The sizzling air would have nowhere to escape or ventilate. This could result in mold growth on wood throughout the attic plus would be a major cause for concern for anyone who lives in the building.
