Heating and A/C update is best path to house sale

If you’re selling your home, the best final price should be an important area of the overall goal.

This is mostly a no brainer right? One would think.

However, there are plenty of sellers who just seem to resist the evident improvement to their house that would make for the best final sale price. I’m a realtor and have been working the same region for nearly 25 years. This isn’t a activity for me. Selling homes and fitting the right seller with the right client is a passion. Being professional about what I do has made me successful. I don’t just sit around in the Heating and A/C of the office. I’m proactive and engaged. My sales record reflects our ability to get the best for the seller while making sure the client is treated fairly. Realty is not a zero sum gain. It’s a relationship business. However, I run into so several more people that just don’t want to hear what will get their house sold. I blame a lot of this up-to-date pushback on all the house flipping shows on TV. While that makes for interesting TV, it is still TV. I guess that in our region, if you don’t have a relatively up-to-date Heating and A/C system, you need to spend the money to update it. That is just a fact. Most prospective buyers expect a new, efficient and reliable Heating and A/C unit. Without it, they will simply walk away. And that is not the way to get your house sold. I understand that nobody wants to shell out money when their selling their house. But that money spent will come back 2 fold once the house sells.
